Livingstone hotels in 2027 give you several ways to stay near Victoria Falls in Zambia. Avani Victoria Falls Resort sits about 0.5 km from the falls, while the Royal Livingstone Hotel offers a 5-star stay near park activities. Current 2027 prices depend on the property and travel dates, so compare live packages before booking. The dry months are popular for walking, river trips, and outdoor activities.
Livingstone hotels in 2027 put Victoria Falls, the Zambezi River, and Mosi-oa-Tunya National Park within easy reach. The right base can shape your whole trip. A resort near the falls saves time. A riverside lodge adds sunset views. A private reserve hotel gives you a stronger wildlife focus.
Livingstone is in Zambia, on the Zambian side of Victoria Falls. The town works well as a short break or as the first stop on a longer safari. Many travelers combine it with Lusaka, Kafue, or the Luangwa Valley.
The key choice is simple. Do you want the shortest route to the falls, a quiet river setting, or a hotel with wildlife activities? This guide compares those styles. It also explains location, hotel class, nearby experiences, and ways to plan a 2027 stay without guessing at prices.
Quick answer: The best Livingstone hotels near Victoria Falls include Avani Victoria Falls Resort for close access, Royal Livingstone Hotel by Anantara for a 5-star stay, and Victoria Falls Waterfront for a riverside base. Stanley & Livingstone suits travelers who want conservation and private reserve activities. Use current 2027 listings to compare rates.
Livingstone also has a useful airport connection. Harry Mwaanga Nkumbula International Airport serves the area. Check transfer times before choosing a hotel, especially when your flight arrives late or your safari starts early.
Livingstone hotels near Victoria Falls range from large resorts to riverside lodges and private reserve properties. The best choice depends on access, hotel class, and the activities you want. Avani is close to the falls and park. Royal Livingstone adds a 5-star setting. Stanley & Livingstone focuses on conservation and wildlife.
Avani Victoria Falls Resort is a 4-star property near Mosi-oa-Tunya National Park. It sits about 0.1 km from the park, 0.5 km from Victoria Falls, and 0.3 km from the Zambezi River [7]. Those distances make Avani a strong choice for travelers who want to spend less time in vehicles.
Avani is best for first-time visitors, families, and travelers with a short stay. You can plan a falls walk, a river activity, and a town visit without building long transfers into every day. That matters when you have only two or three nights in Livingstone.
The Royal Livingstone Hotel by Anantara is listed as a 5-star property [3]. Its nearby experience list includes Victoria Falls Walk, Livingstone Island, Devil's Pool, game drives, and rhino walks [8]. Guests can also choose microlight flights, helicopter flights, bungee jumping, and white-water rafting [8].
Royal Livingstone is best for couples, special trips, and travelers who want a polished base. The activity list is wide, but the hotel also works for slower days. You can focus on the falls, return for a quiet afternoon, then plan an evening meal near the river.
Stanley & Livingstone Boutique Hotel sits within the Victoria Falls Private Game Reserve. The property is linked with protection of an endangered black rhino population and offers an immersive conservation experience [4]. This gives the hotel a different feel from a town resort.
Stanley & Livingstone is best for safari travelers who want wildlife close to their hotel. It also suits visitors who have already seen the falls and want another reason to stay longer. A private reserve setting can make a two-part trip feel more balanced.
For a broader Zambia plan, read this guide to Zambia safari lodges in 2027. It helps place Livingstone hotels beside lodge stays in other parts of the country.
Compare 2027 Victoria Falls safari packages and hotel stays on SafariFind to review available operators, package details, and traveler feedback.
Compare Livingstone hotels by distance, hotel class, setting, and planned activities. A nearby resort saves transfer time. A riverside property adds scenery. A private reserve hotel adds wildlife. Start with your daily plans, then choose the hotel that makes those plans easy.
The following table brings the main differences together. It uses the listed hotel class, location, review data, and experience details available for each property.
| Hotel | Hotel class or rating | Location or access | Best for |
|---|---|---|---|
| Avani Victoria Falls Resort | 4-star [7] | About 0.5 km from Victoria Falls and 0.1 km from Mosi-oa-Tunya National Park [7] | First visits, families, and easy falls access |
| Royal Livingstone Hotel by Anantara | 5-star [3] | Near Victoria Falls activities and Mosi-oa-Tunya National Park | Couples, luxury stays, and activity-rich trips |
| Sanctuary Sussi & Chuma | 5-star [3] | Victoria Falls area | Travelers seeking a high-end lodge experience |
| The Victoria Falls Hotel | 4-plus star [3] | Victoria Falls area | Travelers who prefer a classic hotel setting |
| Victoria Falls Waterfront | 4 out of 5 from 835 reviews [2] | 2.6 miles from Livingstone downtown [2] | Riverside stays and travelers who value review volume |
| Stanley & Livingstone Boutique Hotel | Private reserve property | Victoria Falls Private Game Reserve [4] | Conservation and private reserve activities |
A downtown hotel can make restaurants and local trips easier. A park-edge resort can shorten the route to Victoria Falls. A private reserve hotel can add game drives and conservation visits. These are different travel styles, so a lower room rate does not always mean a better fit.
Victoria Falls Waterfront is rated 4 out of 5 from 835 reviews and is listed 2.6 miles from Livingstone downtown [2]. That review count gives you a useful starting point when you compare guest feedback. Read recent reviews for comments about rooms, transfers, meals, and noise.
Royal Livingstone lists both gentle and high-adrenaline activities. Victoria Falls Walk and Livingstone Island suit sightseeing days. Devil's Pool, rafting, bungee jumping, and flight trips suit visitors who want more action [8]. Ask how each activity fits your arrival and departure times.
Use a simple test. If your main goal is the falls, choose a property with short access. If wildlife matters most, choose a reserve or park-edge hotel. If you want many activity choices, choose a hotel with a wide local program.
Request a quote from verified Livingstone tour operators and compare what each package includes before you choose a hotel.
Book a Livingstone hotel after you match the room location with your transport and activity plans. Confirm airport transfers, falls access, meals, and park visits in writing. In 2027, compare the full package rather than looking at the room alone, because transfers and activities affect the real trip cost.
Harry Mwaanga Nkumbula International Airport is the main arrival point for Livingstone. Hotel transfer time matters when your flight lands late. It also matters when you connect to a safari in the morning. Ask your operator to place airport pickup, hotel check-in, and your first activity in one clear schedule.
Livingstone works well as part of a longer Zambia trip. You can add Kafue National Park safari packages for 2027 after your falls stay. Travelers who want a walking trip can also compare Luangwa Valley walking safari packages.
Two nights can cover a falls walk and one extra activity. Three nights give you more room for Livingstone Island, a river trip, or a wildlife visit. Longer stays suit travelers who want several adventure activities without rushing between them.
A short stay favors Avani because its listed location is close to Victoria Falls and Mosi-oa-Tunya National Park [7]. A longer stay makes a private reserve hotel more appealing because conservation and wildlife activities can shape a full day.
Hotel names alone do not tell you what the trip covers. Check whether your 2027 package includes airport transfers, park fees, meals, guides, and activity transport. Also check whether the itinerary crosses into Zimbabwe. Border plans need more time and clear document checks.
Livingstone can connect with several Zambia routes. A longer plan may include a six-day Lower Zambezi itinerary or a stay near Lochinvar National Park. Other possible trip areas include Choma, Chingola, Kasama, Lake Itezhi Tezhi, and Kariba Dam.
Do not force every destination into one short trip. Long road transfers can reduce time at the falls. Choose one main safari area after Livingstone, then build the route around that decision.
The best Livingstone hotel plan starts with one clear goal. Choose falls access for a short visit, a riverside base for relaxed days, or a private reserve for conservation. Then book activities around your arrival time, weather, and the number of nights available.
First-time visitors often want a simple route to Victoria Falls. Avani suits that plan because the property is listed close to the falls, the park, and the Zambezi River [7]. Couples may prefer the 5-star setting of Royal Livingstone, while safari travelers may prefer Stanley & Livingstone.
Families should check room layouts, meal plans, transfer times, and activity age rules. Adventure travelers should check rafting, bungee, flight, and pool activity details before arrival. The hotel should support your plans, not force you to spend each day in transit.
Keep your first day light if you arrive after a long flight. Schedule a walk or river activity after you settle in. Place high-energy activities, such as rafting or bungee jumping, on a day with enough travel time before and after.
Victoria Falls can be the main focus of one day. Use another day for Livingstone Island, a game drive, or a rhino walk. Royal Livingstone lists these choices among nearby experiences [8]. A simple plan gives you time to enjoy the hotel too.
October 2026 is a useful time to plan a 2027 Livingstone stay. Compare dates before popular travel periods fill. Ask for a written quote that shows room type, transfers, meals, park access, and activities. Then check cancellation terms and payment deadlines.
Do not compare hotels by star class alone. A 4-star hotel beside the falls may suit you better than a 5-star property farther from your main activity. Review location, guest comments, and the full itinerary together.
River activities and outdoor trips depend on local conditions. Keep one flexible morning for a falls walk, museum visit, or hotel time. If your main activity changes, your trip can still work.
You can also add a city stop before or after Livingstone. This Lusaka 2027 guide covers day trips and tour ideas. For a different northern route, SafariFind also lists packages around Kasama and Kasanka.

"On 10.9. until 1.10. In 2023, I went on a trip to Botswana, Zimbabwe and a short visit to Zambia with my clients - friends. I carefully prepared the trip in cooperation with the manager of Cultural Vibes Travel & Tours, Mr. Tongesai Mutematsaka. After arriving in Gaborone we organized a short tour of the city ourselves and met Tongesai in Maun. Tongesai was our driver and guide practically the whole way. We visited the Okavango River Delta and its surroundings (Moremi Reserve, Mokoro boat cruise, flight over the Okavango Delta. This was followed by a visit to the Makgadikgadi Salt Flats, then the Elephant Sands area and in Botswana Chobe National Park with a cruise on the Chobe River. Then we crossed to Zimbabwe, which was the main part of our journey. In the Victoria Falls area, we visited the Monde settlement, took a helicopter flight over Victoria Falls, followed by a cruise on the Zambezi River as part of a visit to the national park of the same name. We also walked past Victoria Falls on the Zimbabwean side and had a Boma dinner in the evening (too much of a "tourist thing"). On the Zambian side of the falls we saw white rhinos in Mosi - oa - Tunya National Park, then visited the museum in Livingstone and walked the Zambian side of the falls. From Victoria Falls, we headed to Hwange National Park, where we had a beautiful program - a safari, and after Hwange, there was also a very interesting program in Matobo National Park (there, among other things, white rhinos (a mother with her little daughter), beautiful rock formations and prehistoric cave drawings. The next place visited was Khami with very interesting buildings, and then we visited the ruins of Great Zimbabwe, which are among the most important world monuments. This was followed by a visit to the Chinhoya Karst and finally the gallery in Harare. I would also like to comment on the provision of services: Accommodation in the hotels was at the standard, expected level, only the service at the Great Zimbabwe Hotel was rather lazy. Accommodation in lodges - very good and the best accommodation was in Iganyana tented camp in Hwange National Park, mainly due to the extraordinary professionalism and very friendly attitude of the staff there towards us, the visitors. I must also highly praise all the local guides we met everywhere, e.g. in Chobe, Hwange and Matobo National Parks. I want to emphasize that this journey is one of the most interesting that I have made around the world. I believe that my clients - friends were also satisfied with the set. Thanks to the travel agency Cultural Vibes Travel & Tours and Mr. Tongesai Mutematsaka. I recommend Cultural Vibes Travel & Tours to anyone considering a trip to Zimbabwe."

"Tongesai was awesome from the start. I knew he was a good tour operator because he answered all of my questions in a timely manner and no question was ever stupid. Everything was just as he said once we arrived and really it was better. We prepared for about a year in advance for this trip and the tour operator was instrumental and making this trip a success. I highly recommend this tour operator to anyone who wants to visit Zimbabwe, Zambia, and Botswana. Give Tongesai a call or email, and you will 100% not be disappointed. I have a very deep understanding of border crossing and transportation challenges in many African countries at this point because of the efforts of the tour operator. This makes my wife and I have very comfortable to approach another visit or look at visiting a different African country."
